How this works

Rent comes from HUD's FY2027 Fair Market Rents, which took effect October 1, 2026. A Fair Market Rent is HUD's estimate of the 40th percentile of rents paid by recent movers for a standard-quality unit, including typical utilities. In plain terms, about 40% of recent movers paid less and 60% paid more. If you already know your rent, type it in instead.

Groceries use the USDA's September 2026 food plans for your household type. Transportation ($646) and health care ($516) start at the 2024 national averages per household from the BLS Consumer Expenditure Survey (transportation leaves out vehicle purchases). Those averages are for households of about 2.5 people, so a single person may spend less. Change any number to match your own bills.

Common questions

Does the rent figure include utilities?

Yes. HUD Fair Market Rents are gross rents, meaning rent plus typical utilities such as electricity, gas and water. Phone, cable and internet are not included, so put those under other bills.

Why is the rent the same for several counties?

HUD sets one Fair Market Rent for each metro area. Every county in the same metro area gets the same figure. Rural counties get their own.

Is the result my budget?

No. It is a starting point built from averages. Your real rent, insurance, car and debt costs matter more than any average, so replace the defaults with your own numbers.

Estimates for planning, not financial or tax advice. Rents are HUD Fair Market Rents (a typical, not a specific, unit), and other costs are government averages. Your own costs will differ.
